HDB BTO November 2022 Queenstown Review: Prime Location With MRT Stations Directly Across

The
November 2022 BTO launch sees a good mix of mature and non-mature estates in four HDB estates — Tengah, Kallang/Whampoa, Queenstown and Yishun

There will be 9,655 units up for grabs, with a total of nine different projects this time round. 

That being said, the November 2022 BTO launch will probably be one of the most anticipated projects this year, with the Queenstown BTOs being the superstar of it all. 

November 2022 BTO Launch: Queenstown

There are three projects in Queenstown, which may highly possibly see a strong demand since they are located in prime locations and enjoy good connectivity to MRT stations. 

Besides being a stone’s throw away from Buona Vista, Dover and Queenstown MRT stations, the area also has amenities such as IKEA Alexandra, ABC Brickworks, Singapore Polytechnic, Anglo-Chinese Junior College, Alexandra Village Food Centre and more. 

Due to its attractive location in a mature estate, two of the November 2022 BTO Launch in Queenstown will fall under the Prime Location Public Housing (PLH) model

The HDB BTO November 2022 Queenstown projects will have about 3,250 units across three projects

The three Queensway BTO sites are:

  • Ulu Pandan Banks 
  • Ghim Moh Natura
  • Queensway Canopy

The site at Ulu Pandan Banks sits directly across Dover MRT, while the development at North Buona Vista Road is a 3-minute walk from Buona Vista MRT

The Queensway Road site, on the other hand, is about a 13-minutes walk from Queenstown MRT station

There will be Community Care Apartments, 2-room Flexi, 3-room and 4-room flats available in these projects.

The Ulu Pandan Banks Queenstown BTO 2022 that sits across Dover MRT will feature 130 3-room and 4-room flats

As mentioned previously, for those who take public transport daily, you can expect to reach Dover MRT with a four-minute walk. 

The location has so many top-notch amenities available that you literally do not have to leave your neighbourhood. 

If you want to do some shopping, JEM, Westgate, IMM and JCube are located just two MRT stops away. Orchard Road is accessible within a 12-minute drive. 

For some cheap local fare, you can head down to Dover Road Market & Food Centre for a quick fix. Else, if you’re looking for proper eateries and restaurants, you can head down to The Star Vista, an urban retail sanctuary that features its run-of-the-mill architecture, unlike other malls. Holland Village Shopping Centre also has rows of restaurants and bars to patronise.

Families with children are in luck as well. There are numerous schools nearby, like Anglo-Chinese School (Independent), Singapore Polytechnic and School of Science & Technology.

For sport and nature lovers, you’d be glad to know that Ulu Pandan Park Connector sits just below the plot. 

It will also be the first HDB car-lite precinct, prioritising public facilities and green spaces. 

This means that the area is planned upfront with public transport, walking and cycling connections, allowing for the provision of fewer parking spaces. The site will also have a terraced rain garden in the estate, 5ha of greenery and four trails to encourage residents to lead an active lifestyle.

If you like the convenience of having two MRT lines at your doorstep, the upcoming Ghim Moh Natura Queenstown BTO project might just be the one for you. 

With just a 5-minute walk, you’ll be able to reach Buona Vista station, located on both the EWL and CCL. You’re also significantly nearer to Holland Village MRT station, that’ll require just a 5-minute drive.

As both North Buona Vista and Ghim Moh Link sites are relatively close, you can expect to enjoy the same amenities including The Star Vista, Holland Village Shopping Centre, and the upcoming One Holland Village.

Unlike the two projects mentioned above, the Queensway Canopy Queenstown BTO site is located relatively far to the nearest MRT — you will need to take a 13-minute walk to get to Queensway MRT station

This is the only Queenstown project that will not fall under PLH. 

However, we believe that units in this project will continue to be popular because of its close proximity to various malls, mainly Queensway Shopping Centre, Anchorpoint Shopping Centre, Alexandra Central and even IKEA Alexandra, which are just a short five-minute walk away. 

If you’re craving some hearty local dishes, you have plenty of options as well. Head down to either Mei Ling Market & Food Centre, Alexandra Village Food Centre or ABC Brickworks.

In close vicinity, there are also numerous amenities like the Alexandra Hospital, Queenstown Swimming Complex & Stadium, Queenstown Community Centre and Alexandra-Queensway Park Connector

The neighbourhood doesn’t lack schools either, including Anglo-Chinese School (International) and Fairfield Methodist Secondary School.

This launch has high potential to be oversubscribed, and we won’t even be surprised if it turns out to be one of the most expensive BTOs in the November 2022 launch.

From the table, you can tell that HDB BTOs in Queensway come with an extravagant price tag. But if you’re looking to flip your flat, you can look forward to selling it for almost a million dollars after the potential 10-year MOP.

November 2022 BTO: Queenstown analysis

Despite its potential high price tag and no 5-room flats available, we believe that the Queenstown projects will be heavily oversubscribed, given its accessibility to public transport, eateries, shopping malls and numerous good schools. 

Firstly, the project’s location is unparalleled; the sites at Ghim Moh Natura and Ulu Pandan Banks are just a couple of minutes’ walk to Dover and Buona Vista MRT stations respectively, while Queensway Canopy is only five stops away from Raffles Place in the CBD. 

On top of that, nearby amenities are also abundant — you can find good food options, malls, and sporting facilities near all three Queenstown projects. 

However, as two upcoming Queenstown November 2022 BTOs are a PLH project; besides having more stringent requirements, it’s also going to be one of the more expensive BTO launches.

The three downsides we can think of are: 

  1. Queensway Canopy's plot is a 13-minute walk to the nearest MRT
  2. There are no 5-room flats available, which means couples who want to start a family may want to look at the Yishun, Bukit Batok, or Tengah launches instead. 
  3. Price, price, price

On the flip side, other BTO launches in November 2022 are significantly lower — couples can snatch a prospecting 5-room unit under S$500,000 in Tengah and Yishun

As 5-room flats are not available at any of the three Queensway sites, we’d reckon that this BTO project will be more suitable for smaller households, such as seniors or couples without kids.

The HDB BTO Nov 2022 Queenstown flats are for you if:

  • Convenience and accessibility to public transport are your top priorities
  • You want good food options
  • You go to Town or CBD areas often
  • You want direct MRT connectivity to other lines i.e. Circline Line, East-West Line
  • You want access to a diverse range of amenities
  • You prefer living in lively neighbourhoods
  • You want to live in a mature estate

The HDB BTO Nov 2022 Queenstown flats are NOT for you if:

  • You want to start a big family
  • Queenstown BTOs are PLH projects, which means that the flats are likely to be smaller. For example, a typical 4-room BTO flat is 93 sqm, while 4-room PLH flats launched so far measure 89 sqm
  • You want a 5-room flat
  • Budget is your concern
  • Unable to wait out the 10-year MOP before flipping the house
