It’s official. The upcoming BTO launch in August 2022 will offer about 4,993 units in total, with a selection of mature and non-mature estates.

If the previous BTO launch locations didn’t excite you, maybe this will. We have a total of three sites located in mature estates, and two specifically located in Bukit Merah. The other four sites are in non-mature estates.

Of the lot, most sites are also within walking distance to the nearest MRT stations, especially some located right next to the MRT station! If you only eye those in prime locations, the two Bukit Merah sites may fall under the Prime Location Housing Model (PLH) too, so keep your eyes peeled!

💡 Pro-tip: First-timers who have been unsuccessful in two or more applications for BTO flats in non-mature estates will be given an additional ballot chance for their next application in a non-mature estate.

Which projects should I apply for as a second-timer applicant?

Whether you’ve previously owned a subsidised flat or you’ve given up your chances of picking a flat, you’re now considered a second-timer applicant. And being one puts you at a disadvantage as you have an even lower chance of being chosen during the ballot since HDB allocates a lower percentage of HDB flats for this group.

Located between Ang Mo Kio and Yio Chu Kang MRT station, there is no doubt that this Ang Mo Kio site will be a stronger contender at the upcoming August BTO launch.

Just a short 10-minute walk will get you to Ang Mo Kio MRT station and Ang Mo Kio bus interchange, which sits on the North-South Line (NSL) and connects you to Orchard in six stops. If you want to access Yio Chu Kang MRT station, it is an approximate 15-minute walk.

On top of that, Ang Mo Kio is also a mature estate, with a wealth of amenities located in close proximity. One thing for sure is that you will be spoilt for choices when it comes to food. Aside from AMK Hub which offers a wide selection of dining options, you can also head over to Ang Mo Kio 628 Market and Ang Mo Kio Central Market & Food Centre for some hearty local dishes.

Outdoor-goers will also have plenty of places for recreational activities, like Yio Chu Kang Stadium, Yio Chu Kang Swimming Complex, Yio Chu Kang Squash & Tennis Centre as well as Cheng San Community Club.

Located in another mature estate, the two Bukit Merah sites fall under the Prime Location Public Housing (PLH) model. Being so connected to other parts of Singapore as it’s situated in a prime area, it is no doubt that these two sites will expect fierce competition.

For this site, it is located right at Redhill MRT station that’s just a 4-minute walk away and sits on the East-West Line (EWL). It connects you to the Circle Line (CCL) in just three stops at Buona Vista MRT station and North-East Line (NEL) in just two stops at Outram Park MRT station.

This development is in close proximity to a host of amenities, including Redhill Market, Delta Swimming Complex and Delta Sports Hall, within walking distance. Another plus is that it’s close to Alexander Park Connector, which connects a host of key amenities from Great World City to Robertson Quay. 

If you’re a parent, you’ll be happy to know that there is a list of schools in close proximity to enrol your child in. Amongst them are Crescent Girls’ Secondary School and Gan Eng Seng Secondary School.

This second Bukit Merah Site is further away from Redhill MRT station. In fact, the closest MRT station is Tiong Bahru, which takes you nine minutes by foot. There’s also the upcoming Havelock MRT station located on the Thomson-East Coast Line (TEL) that is expected to open in the second half of 2022 — which is really soon!

Food won’t be an issue here as well. You are a 9-minute walk away from Tiong Bahru Plaza and Tiong Bahru Market & Food Centre for hearty grub.

This particular site might be a little tough to travel to places, which could mean a higher chance of landing a unit if you’re lucky. Though the site is within walking distance to Keat Hong LRT station by about five minutes, you’ll have to travel two stops to reach Choa Chu Kang on the NSL (and the upcoming Jurong Region Line) or three stops to Bukit Panjang MRT station located along the Downtown Line (DTL).

The Choa Chu Kang site is also quite close to various amenities and schools, with many of them still in the pipeline. Lot One Shoppers’ Mall is two stops away on the LRT, as well as other nearby dining places like Block 253 Choa Chu Kang Market & Food Centre and Keat Hong shopping centre. 

Jurong East (Non-mature estate) — Jurong East Breeze

Since Jurong East is still a developing neighbourhood, convenience isn’t going to be the best at this site. The nearest station is the upcoming Toh Guan MRT station about a 10-minute walk away.

If you’re willing to travel a little further, you will reach Jurong East MRT station where you will find three major malls — Westgate, JEM, and JCube that offer a wide range of dining options. For recreational activities, the site is also near Bukit Batok Park Connector, Jurong Park Connector, and a few neighbourhood parks.

Tampines (Mature estate) — Sun Plaza Spring

 The only site located in the East, this site is promising for the upcoming developments. Located in between Tampines East and Tampines MRT station, you’ll have access to both the EWL and DTL in close proximity. 

Being closeby Tampines MRT station will give you accessibility to four major malls, Tampines Mall, Tampines One, Century Square and Our Tampines Hub that offer an abundance of dining options. If you like the outdoors, the site is in close proximity to many green spaces as well, like Sunplaza and Tampines Park Connector for leisure activities. There’s also Tampines North Community Club just a two-minute walk away. Another highlight is the accessibility to Tampines Eco Green park for a good dose of bird watching to unwind after a long day. 

Aside from these amenities, there are also many schools available for your children, including Tampines North Primary School, Dunman Secondary School, and Ngee Ann Secondary School.

Woodlands (Non-mature estate) — Woodlands South Plain

Located just beside Woodlands South MRT station, travelling to other parts of Singapore will be a breeze. The station is located along TEL, and it is just one stop away from Woodlands MRT station which connects you to the NSL. Six stops down the TEL will also get you to Caldecott MRT station, connecting you to the CCL.

In terms of malls, Woodlands is actually pretty packed. In the area, there are three malls, the biggest being Causeway Point, followed by Vista Point and 888 Plaza. For recreational activities, this site is also in close proximity to amenities including ACE The Place Community Club, Vista Park, Mandai Tekong Park and Woodlands Regional Library. The Woodlands Health Campus and Woodlands Regional Centre are also in the works.
