Missed out on the recent Yishun HDB BTO launches? Come November, you’ll have another chance to ballot again.  

It’s been barely a few days since the HDB BTO August 2022 launch was announced, but we already know some details about the upcoming HDB BTO November 2022 launch. Out of the five estates, the HDB BTO November 2022 Yishun flats are probably the pick of the bunch, given the popularity of the Yishun BTO projects in February and May.

HDB BTO Nov 2022 Yishun overview and location

The HDB BTO November 2022 Yishun projects will have about 2,960 units across three projects. 

Like the previous Yishun BTO launches in Feb and May this year, there will be 2-room Flexi, 3-room, 4-room, and 5-room units offered. The Yishun BTO project is one of the three projects in the HDB BTO November 2022 launch that offer 5-room flats. 

They will also be located in the same area, along Yishun Avenue 1 and Miltonia Close, near the Yishun Dam. This means that they share the same surrounding amenities, including places to eat, schools, and supermarkets. 

As the sites are also close to the Lower Seletar Reservoir, residents will likely enjoy unblocked views of the reservoir and surrounding greenery. In short, residents who enjoy a tranquil environment will appreciate the location.

However, the compromise is that the nearest MRT stations, Khatib MRT and Yishun MRT, aren’t within walking distance as they are about 2.6km away, according to Google Maps. This means that you would need to take the bus to get to the MRT stations, Northpoint City mall, or the city if you rely on public transport.

The project close to Yishun Avenue 6 will feature 950 units of 2-room Flexi, 3-room, 4-room, and 5-room units. It’s also the only Yishun BTO project in this launch that offers 3-room units. 

As previously mentioned, the Yishun projects aren’t exactly the most convenient if you’re looking to live close to MRT stations and malls. 

However, it’s close to Lower Seletar Reservoir and Yishun Dam, so if you prefer a tranquil location with lots of greenery, this place might suit you.

That said, it’s not exactly ulu either; there’s a host of amenities nearby, including schools and places to eat, including Kim San Leng Food Centre and Yishun Park Hawker Centre. 

On top of that, it’s also close to the Orchid Country Club, where you have access to sports and recreational facilities such as a bowling alley, gym, swimming pools, and of course, a golf course.

This project along Yishun Avenue 1 and close to Yishun Street 43 is the smallest project of the lot, featuring 680 units of 2-room Flexi, 4-room, and 5-room units. 

As the Yishun BTO projects are close to each other, they share the same amenities.

Again, since this Yishun BTO project is close to the other launches, it also has similar amenities. 

However, one thing to note is that this BTO project is the closest to the Orchid Country Club. In case you didn’t know, the lease for the club will be ending in December 2030, and the lease won’t be renewed. 

Currently, the site is marked as a reserve site in the URA Master Plan, so its uses have not been determined yet. However, the government has plans to redevelop it “to meet other needs”, including building more residential homes. This could mean that there would be more noise pollution in the future.

While the prices of the upcoming Yishun BTO flats have not been revealed yet, we can compare the prices (excluding grants) of the previous BTO launches in Yishun in Feb and May this year.

As you can see, prices for the Yishun BTO flats in May are slightly above those in February. However, this could also be because the BTO flats in May are closer to Yishun and Khatib MRT stations and the amenities in the vicinity.

The previous May 2022 BTO flats in Yishun were heavily oversubscribed, with application rates of 14 times and higher. Meanwhile, the February 2022 Yishun flats, which are closer to the current November 2022 ones, had an application rate of 2.1 times.

HDB BTO Nov 2022 Yishun analysis

Since the upcoming Yishun BTO flats in November 2022 will feature 5-room units, it’s not surprising that the projects will be heavily oversubscribed, given the general desire for larger units. 

It’s also close to greenery and the Lower Seletar Reservoir. So they’re ideal for those who want to live in a quiet environment and don’t mind living away from the city or being close to MRT stations. 

Despite not being close to MRT stations, amenities around the Yishun sites are quite good; there are schools, eateries, and supermarkets nearby.

Compare this to the upcoming BTO flats in Tengah, where it may take a few years for the amenities to develop in the area, including the upcoming Hong Kah MRT station on the Jurong Region Line, which will only be operational in 2027. 

What’s more, the prices for the Yishun BTO flats are likely more affordable compared to the Queenstown and Kallang/Whampoa BTO flats, both of which are in more central locations with excellent accessibility. 

In particular, the Queenstown BTO will likely fall under the Prime Location Public Housing (PLH) model, given its prime location. Additionally, both the Queenstown and Kallang/Whampoa BTO sites don’t offer 5-room units.

Lastly, the Yishun BTO flats are also closer to the city compared to the Bukit Batok BTO site, which is a key point to consider if you rely on public transport to get around.  

One last thing to note is that starting from the August 2022 BTO launch, at least 95% of 4-room and larger flats in non-mature estates will be reserved for first-timer family applicants, up from the current 85%.

However, the allocation quota for BTO flat supply in mature estates will remain unchanged (at least 95% of 4-room and larger flats in mature estates will continue to be reserved for first-timer family applicants).

At the same time, up to 65% of non-senior 2-room flats in non-mature estates will be set aside for first-time applicants, up from 50%. 

The HDB BTO Nov 2022 Yishun flats are for you if:

  • You prefer living in a quiet environment and don’t mind living farther away from the MRT station
  • Want good amenities around, such as schools, eateries, and supermarkets
  • Want to ballot for a 5-room flat

They’re not for you if:

  • Accessibility is your main priority. The Queenstown, Kallang/Whampoa, and Tengah BTO flats all have good accessibility to MRT stations 
  • Don’t want to live too far away from the city
